With a corporate mandate to reduce construction costs, ACG Texas, the largest regional IHOP Franchisee, approached FUSION AE hoping to find opportunities for cost savings in the 4,500 square foot IHOP corporate “Icon” prototype documents, specifically for the Texas market. These projects were part of a broader initiative involving multiple prototype designs and ground-up construction across various sites.

FUSION AE’s team of architectural, interior design, and engineering professionals applied a strategic approach to value engineering while staying aligned with IHOP’s national brand standards. Leveraging deep industry knowledge, FUSION AE was able to help ACG Texas reduce construction costs by more than $300,000—nearly one-third of the total budget—on the first project alone. This included full architecture, MEP, structural, and program management services.
The success of these efforts led to long-term collaboration. FUSION AE has continued to provide architectural and engineering services for ACG Texas’s broader portfolio, including new projects for Applebee’s Grill & Bar. Our team also supported construction administration and ongoing program management across multiple locations.
