The Waters on Mayowood is a thoughtfully designed 175-unit, 302,000 square-foot senior living community in Rochester, MN. Built to support a full continuum of care—including independent living, assisted living, and memory care—it’s a place where residents of all lifestyles and care needs can feel truly at home.
The building offers far more than just beautiful apartments. From restaurant-style dining and cozy cafés to wellness spaces, a chapel, club room, and private dining areas, every space is designed to foster connection and comfort. Outdoors, residents can enjoy patios, outdoor dining, and walking trails along the nearby Zumbro River—providing daily access to nature just steps from their doors.
PROCESS
FUSION AE focused on more than just aesthetics—we wanted to create a place that felt personal, welcoming, and tailored to the people who would call it home. We worked closely with the team to bring warmth and purpose into every corner of the community. Spaces were designed to encourage both quiet moments and shared experiences, always with resident comfort, safety, and dignity in mind.
Special care was taken to blend indoor living with outdoor views, introduce natural light wherever possible, and create intuitive flow throughout the building—making it easy for residents to connect, relax, and engage with their surroundings.
